PR1MA is upbeat that its proposed iconic Transit-Oriented Development (TOD) projects would serve as a game-changer that would help to transform urban housing development.
TOD is an integrated residential concept located close to the workplace, school, healthcare, education and commercial centres, as well as integrated public transport networks such as the LRT and MRT. This will directly increase the mobility and productivity of the community living in these areas.
It is an increasingly popular residential and commercial property development model, particularly in major cities in the world such as Hong Kong, Tokyo, Singapore and Washington, to maximise land use in urban or sub-urban areas and to encourage public transport.
“We see PR1MA as an agency that delivers more than just brick and mortar.
“PR1MA homes would be the foundation for strong, integrated and harmonious communities that would grow into townships that meet social, environmental and economic sustainability objectives while at the same time ensuring that PR1MA itself is sustainable from a financial and economic standpoint,” said Datuk Abdul Mutalib Alias, chief executive officer of PR1MA.
He also shared that they aim to develop an integrated, vibrant and active communities that provides wealth- creation and socio-economic development opportunities for the people while promoting social cohesion and harmony amongst the community.
“This is in line with the aspirations of the Government to uplift the quality of life for the rakyat.
“By addressing the needs and wants of the house buyers, we hope that we can increase the people’s happiness level” he added.
The first phase of PR1MA TOD is scheduled to start in the fourth quarter of this year, involving two locations along the LRT line network, which are Cempaka and Pandan Jaya, to be followed by Pandan Indah.
These TOD developments will have an estimated Gross Development Value (GDV) of over RM1 billion.
PR1MA, to date, has been granted land in a total of eight locations along the LRT network to be developed using this TOD model.
The other six locations are Pandan Indah, Titiwangsa, Sentul New Town, Jelatek, Kinrara and Bandar Puteri.
PR1MA TOD development model would adopt a more inclusive and integrated approach where it will be a mixed development concept that would cater to various income groups.
With emphasis on social integration and social inclusivity, this concept is an exciting fast-growing trend in creating vibrant, livable, sustainable communities in urban areas.
Typically, TOD developments are usually catered for the higher-income groups due to their strategic locations.
This new approach by PR1MA will help to ensure that the M40 income group can also benefit from the shorter commute, lower personal transportation costs and easy access to daily needs which will inevitably help to reduce the cost of living amongst the rakyat and cater to their lifestyle needs.
It also offers a different approach to development and new lifestyle options for the rakyat which in turn increases the people’s happiness level.
Meanwhile, PR1MA’s development will create a multiplier-effect on the local economy as it helps to create value from the land while at the same time open up more jobs and business opportunities for the locals.
According to Bank Negara’s 2017 Annual Report, only 25 per cent of residential properties were in the affordable range, suggesting that there is still a shortage of affordable homes and without the government’s intervention, this shortage will be even more acute.
